The Design District Finally Gets Its First Residential Tower — And It's Everything You'd Expect

The Miami Design District has long been a destination for world-class shopping, Michelin-starred dining and boundary-pushing art — but it's never had a place to actually live. That's about to change. Miami Design District Associates (MDDA), Raycliff Capital, Fort Partners and Constellation Hotels Holding Ltd have officially unveiled Miami Design Residences Designed by Chipperfield, the neighborhood's first-ever luxury residential development, and it's shaping up to be one of the most significant projects Miami has seen in years.

 

 

 

 

The numbers alone tell a compelling story: 143 condominium residences in a 25-story tower, connected to a 12-story hotel with 85 keys — all sitting on nearly two acres at 39 NE 39th Street, right in the beating heart of the Design District. The architectural firm behind the project is David Chipperfield Architects — and if you know Chipperfield's work, you already understand why this is such a significant appointment. The Pritzker Prize-winning studio has built a global reputation on restrained modernism: buildings that don't chase trends, that respond thoughtfully to their surroundings, and that get better with age. In a city that has no shortage of flashy towers, Chipperfield's approach is genuinely refreshing. This is architecture designed to last.

Fouquet's, the storied Parisian brand managing the property, will extend hotel-caliber services directly to residents: bespoke programming, curated amenities and the kind of elevated day-to-day experience that's typically reserved for hotel guests. Five distinct dining concepts are also planned for the property, making it a destination in its own right.
