Brickell Key's next chapter is officially underway. Swire Properties has broken ground on The Residences at Mandarin Oriental, Miami, less than six months after the former Mandarin Oriental hotel came down to clear the waterfront site.
For those of us who follow Miami's luxury market every day, this is one of the most meaningful construction starts of the year. It is Swire's largest luxury residential project to date and its first branded residences anywhere in the world. Delivery is on schedule for 2030.
Two towers, one island address
The project rises on Brickell Key, the private 44-acre island just off Brickell, with open water all around and downtown minutes away. New York architects Kohn Pedersen Fox designed two distinct towers for the site.
The 33-story North Tower will house what is planned as Mandarin Oriental's North American flagship hotel, with 121 guest rooms. It also includes 70 private residences and 28 turnkey Hotel Collection residences. The 66-story South Tower is entirely residential, with 228 private homes.
Laurent Kleitman, Group Chief Executive of Mandarin Oriental, described the groundbreaking as the brand's return to Brickell Key and a lasting commitment to Miami.
The sales numbers tell the story
Buyers did not wait for the cranes. Total sales across both towers have passed $1.7 billion, and most of that demand has come from domestic buyers.
More than $620 million of that total was written in 2026 alone. Summer, usually our quieter season, brought in over $150 million in three months. The South Tower is now 80% sold, and the North Tower has reached 25% since its Signature Gallery opened in May.
Earlier this year, the two crown penthouses sold to separate buyers for $49.9 million each. At roughly $6,300 per square foot, they set mainland Miami records for both condo sale price and price per square foot.
Tim Blackburn, Chief Executive of Swire Properties, credits that pace to the waterfront location, the team's track record, the Mandarin Oriental name and the caliber of the design partners.
A design team worth knowing
The interiors are split between two AD100 designers, which gives each tower its own personality. Laura Gonzalez is shaping the North Tower residences with a warm, layered, craft-driven look. Tristan Auer leads the South Tower, where the feel is more modern and tailored.
Outside, Thailand-based landscape studio SHMA is designing lush grounds that connect the residences and amenities to the water's edge.
Inside the residences
North Tower homes range from two to four bedrooms, and South Tower homes from two to five. Every residence is planned around indoor-outdoor living, with floor-to-ceiling glass sliders and views of the ocean, Biscayne Bay and the Miami skyline.
Private elevators open to private entry lobbies. Kitchens come with custom Italian cabinetry, natural stone counters and top-tier appliances. Primary baths have marble floors, stone vanities and a private water closet.
Resort living, run by Mandarin Oriental
A 100,000-square-foot amenity podium links the two towers across several levels, all serviced by Mandarin Oriental Hotel Group. The highlights:
- Resort-style pools on multiple levels, with private cabanas
- Fitness and wellness facilities, warm and cold plunge pools, and wellness cabanas for outdoor treatments
- Dining pavilions and social lounges
- A business lounge with private meeting rooms and a conference suite
- A library and coffee bar
- A multi-use sports court, plus a game room with billiards and an indoor golf simulator
- A private screening lounge and a children's club
North Tower residents also get direct access to the hotel, including its spa and waterfront dining, along with a dedicated Mandarin Oriental residential team available around the clock.
What is still available
Remaining North Tower residences start at $4 million. Remaining South Tower residences start at $7 million, and with that tower 80% sold, the selection there is narrowing.
