Through August 2026, Miami-Dade County recorded 194 residential sales at $10 million or more, already surpassing the 170 transactions completed during all of 2025. If the current pace continues, the county could finish the year with approximately 291 sales above $10 million, well beyond the previous annual record of 230 set in 2021.
Miami’s Ultra-Luxury Market Reaches a New Level
The strength of the market becomes even more striking at the highest price points.
During the first half of 2026, sales of single-family homes priced at $30 million and above increased 110% in Miami-Dade compared with the same period in 2025.
Only a few years ago, transactions at this level were comparatively rare. Today, eight-figure and even nine-figure residential sales have become an increasingly visible part of Miami’s luxury landscape.
The trend reflects the continued transformation of South Florida from a primarily seasonal destination into a major international center for wealth, business and luxury living. Buyers are increasingly looking beyond a vacation residence and establishing South Florida as a primary or long-term home base.
Waterfront estates, newly constructed residences, branded condominiums and properties offering privacy, security and resort-style amenities remain particularly attractive to ultra-high-net-worth buyers.
Palm Beach Sets Its Own Record
Miami-Dade is not alone.
By the end of August, Palm Beach County had already recorded 170 sales of $10 million or more, surpassing its previous full-year record of 169 transactions established in 2025.
Palm Beach and surrounding luxury communities continue to attract buyers seeking larger estates, waterfront properties, privacy and a sophisticated residential environment.
Together, Miami-Dade and Palm Beach demonstrate how deeply luxury demand has expanded throughout South Florida rather than remaining concentrated in just one market.
Broward’s Luxury Segment Is Also Outperforming
The same dynamic is visible in Broward County, although at a different price point.
Sales of properties priced at $1 million or more increased 22.6% year-over-year in August, even as overall home sales in Broward declined 4.5%.
That divergence is significant. It shows that South Florida is not experiencing a uniform real estate market. Instead, performance varies considerably according to price, property type and location.
The upper end continues to demonstrate resilience even as other segments face greater sensitivity to financing costs, inventory and affordability.
A Market Increasingly Defined by Global Wealth
South Florida’s luxury market is being supported by a combination of long-term structural factors.
The region continues to benefit from domestic and international wealth migration, Florida’s tax environment, expanding financial and technology sectors, world-class dining and hospitality, private aviation access and an increasingly sophisticated collection of luxury residential developments.
Miami in particular has evolved considerably since the pandemic-era surge of 2020 and 2021. What initially appeared to some as an extraordinary period of relocation has developed into a broader shift in where affluent individuals and families choose to live, invest and conduct business.
The record pace of $10 million-plus transactions in 2026 suggests that demand at the uppermost end of the market is no longer simply a short-term phenomenon.
What This Means for Luxury Buyers and Sellers
Record sales do not mean that every luxury property will command a premium or sell immediately. The market remains highly selective.
At the upper end, buyers tend to distinguish sharply between exceptional properties and those that are simply expensive. Location, water frontage, views, architecture, privacy, condition, building quality and scarcity can have an enormous impact on value.
For sellers, precise positioning and pricing remain essential. For buyers, understanding recent comparable transactions and identifying opportunities before they reach wider market exposure can be equally important.
The broader Miami-Dade market illustrates this contrast clearly: while the county’s $10 million-plus segment is running well ahead of previous records, overall home sales in August were 1.1% lower than a year earlier.
In other words, headline market statistics only tell part of the story.
South Florida’s Luxury Momentum Continues
With Miami-Dade potentially approaching 300 transactions above $10 million by year-end and Palm Beach already establishing a new record, 2026 is shaping up to be another defining year for South Florida luxury real estate.
More importantly, the numbers illustrate how much the region’s luxury market has changed. Miami, Miami Beach, Bal Harbour, Surfside, Indian Creek, Palm Beach and other premier communities are increasingly competing on a global stage for buyers seeking exceptional residences and a long-term presence in South Florida.
For those considering buying or selling a luxury property, understanding the nuances behind these record-breaking numbers — from neighborhood-level demand to property-specific pricing — is more important than ever.
