When clients ask me where Miami's next great address will be, I often point them toward the Design District. For years it has been the place to shop, dine and see art, but never a place you could actually buy a home. That is changing, and the newest reveal from Fouquet's Hotel & Residences, Miami Design District shows how carefully it is being done.
The development has just shared a first look at more than 40,000 square feet of amenities designed by RDAI, the Paris studio behind Hermès boutiques around the world. Here is what was unveiled, and why I think it matters for anyone watching this neighborhood.
What Was Just Revealed
RDAI has given the amenities a quiet Parisian character. Think warm-toned wood, pale green tile, sculptural furniture, and planting woven through every space. It is the same restraint you feel walking into a Hermès boutique, translated for Miami living.
The program covers leisure, wellness and everyday convenience:
- A rooftop pool with its own bar, plus a rooftop lounge
- A spa with a hammam and a cold plunge
- The Serenity Lounge, with a juice bar
- A salon for on-demand beauty services
- A fitness center with a private training studio
- A golf simulator
- An entertaining suite and an executive lounge
- A playroom for younger residents
Living Next Door to a Fouquet's Hotel
What sets this project apart is that the residences connect directly to a new 85-key Fouquet's hotel. Fouquet's will manage both the hotel and the residences, so owners get hotel-level service at home.
In practice, that means five dining concepts on site, all led by the hotel, plus services on request: housekeeping, a stocked pantry before you arrive, help planning events, a chauffeur, and a concierge around the clock.
The name carries real history. Fouquet's opened on the Champs-Élysées in 1899 and today operates in Paris, New York, Saint-Barth and Courchevel. Miami will be its second hotel in the United States, following the New York opening in 2022.
Architecture by David Chipperfield
The buildings come from Pritzker Prize winner David Chipperfield, and this is his only project currently underway in Florida. The plan pairs a 25-story residential tower with a 12-story hotel, set around a shaded central garden.
Chipperfield skipped the wraparound balconies you see on so many Miami towers. Instead, both buildings are ringed by deep, shaded loggias framed by ceramic columns that catch the changing light. Inside, floor-to-ceiling windows sit in pale champagne frames, with bespoke cabinetry throughout.
The result is European architecture that feels calm and permanent rather than trendy, which is exactly what I look for in a long-term hold.
The Residences, Pricing and Timing
Fouquet's Hotel & Residences will be the first luxury for-sale residences in the Design District, and its hotel will be the neighborhood's first luxury hotel. Pricing starts at $1.8 million.

The upper end is already taking shape. In July, residence 2101 became the first condo ever listed for sale in the Design District, at $9.985 million.
The project is being developed by Miami Design District Associates together with Raycliff Capital, Fort Partners and Constellation Hotels Holding Ltd.
The Location
The nearly two-acre site at 39 NE 39th Street sits right in the heart of the Design District. Step outside and you are among the great fashion houses, celebrated restaurants, contemporary galleries and the public art the neighborhood is known for.
It is also well connected. Wynwood, Brickell, Miami Beach and Miami International Airport are all a short drive away.
My Take
Three things stand out to me.
It is a first. The Design District has never had homes for sale. Being among the first owners in an established luxury neighborhood is a rare position, and supply here will stay limited.
The service is the substance. With Fouquet's running both the hotel and the residences, this is genuinely hotel-managed living. For buyers who travel often or split their year between cities, that lock-and-leave ease is worth a great deal.
Timing matters. Completion is expected in 2030, so this is a purchase for someone planning ahead. If you want to move in sooner, a finished building may suit you better. That is a conversation I am always glad to have one on one.
If you would like floor plans for Fouquet's Hotel & Residences, a closer look at the available residences, or a comparison with what is on the market today, I would be happy to walk you through it.
