Kempinski Residences Miami Design District has released new interior renderings, and they offer the clearest picture yet of what life inside this project will actually feel like. The interiors are the work of Rockwell Group, whose design vision translates Kempinski's deeply European, hospitality-rooted approach to luxury into something more intimate and residential. The result is spaces that feel elevated without feeling cold — which is exactly what this neighborhood calls for.

 

 

The newly unveiled visuals walk us through the primary bedrooms, spa-inspired bathrooms, and open kitchen and living areas designed to blur the line between indoors and out. The arrival lobby alone signals the tone of the entire building: this is a home where the experience of living begins the moment you walk through the door.

 

 

 

For those not yet familiar with the developer behind this project: Kempinski Group is Europe's oldest independent luxury hotel company, and this marks its first-ever branded residential project in the United States. That's not a detail to gloss over — it speaks to why Miami, and specifically the Design District, was chosen as the stage for this debut.

 

 

Developed by DaGrosa Capital Development Partners LLC and designed by Arquitectonica, the project is situated at the gateway to the Miami Design District at 3801 and 3883 Biscayne Boulevard. The two 20-story towers will house 132 private residences alongside six townhomes and 17 guest suites available exclusively for purchase by residents. Homes range from two to four bedrooms, with interiors spanning approximately 2,100 to 3,100 square feet and total living areas reaching up to 3,700 square feet. Expansive terraces offer views of Biscayne Bay and the Downtown Miami skyline.

 

 

 

The amenity program is equally thoughtful. Both towers connect via an elevated amenity bridge on the third floor, bringing together wellness spaces — including a lap pool, spa, cold plunge, infrared and steam saunas, and outdoor training areas — alongside social offerings like a restaurant with terrace seating, private dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulator rooms. Families are well considered here too, with children's playrooms, splash pads, shaded play areas, and a padel court rounding out the amenity collection.

Completion is projected for Q4 2029.

The Design District has evolved into one of Miami's most design-forward and culturally rich neighborhoods, and a project like this — brought to life by names like Rockwell Group and Arquitectonica — fits that identity well.
