During the first half of 2026, Miami-Dade, Broward and Palm Beach counties each recorded new highs for $10 million-plus single-family home sales, underscoring the remarkable strength of the region’s ultra-luxury sector.

The findings, highlighted by the Master Brokers Forum, point to an evolving market shaped by wealth migration, limited trophy-property inventory and sustained demand from high-net-worth buyers.

Among the industry experts providing perspective on the market is Master Brokers Forum panelist Ana Bozovic of Analytics Miami, whose research continues to track the movement of capital, demographic shifts and luxury real estate trends throughout South Florida.

Wealth Continues to Move South

South Florida has been attracting domestic and international wealth for years, but the pace and scale of that migration continue to reshape the market.

Florida’s tax environment remains an important consideration for many relocating buyers, particularly those coming from higher-tax states. Yet the appeal of South Florida extends well beyond taxation.

World-class dining and hospitality, private aviation, yachting, international connectivity, expanding financial and technology sectors, prestigious schools and year-round waterfront living have helped transform the region into a truly global destination.

The result is a buyer pool that increasingly views South Florida not simply as a second-home market, but as a place to establish a primary residence and deploy long-term capital.

The record-breaking activity during the first half of 2026 suggests that demand at the highest levels remains exceptionally resilient.

Miami-Dade and Palm Beach Remain Ultra-Luxury Powerhouses

Miami-Dade and Palm Beach continue to account for much of South Florida’s trophy-property activity.

In Miami-Dade, demand remains concentrated around highly coveted waterfront and luxury enclaves including Miami Beach, Bal Harbour, Surfside, Fisher Island, Coconut Grove and several of the region’s private residential islands.

Buyers at this level are typically seeking attributes that cannot easily be replicated: direct waterfront, exceptional views, privacy, architectural significance, substantial outdoor living space, branded residential services and access to world-class amenities.

Palm Beach County has experienced a similar evolution, supported by continued wealth migration and the expansion of South Florida’s financial sector. Palm Beach, West Palm Beach, Boca Raton and surrounding luxury communities are increasingly competing on an international level for affluent buyers.

At the highest end of the market, the decision is often less about comparing price per square foot and more about securing a scarce property in an irreplaceable location.

Broward County Is One to Watch

While Miami-Dade and Palm Beach capture many of the region’s highest-profile transactions, Broward County represents an increasingly important part of the ultra-luxury conversation.

Ana Bozovic of Analytics Miami, a panelist with the Master Brokers Forum, has identified Broward as an area with considerable potential for continued growth, particularly because of its waterfront inventory and appeal to buyers seeking substantial boating and yachting access.

Fort Lauderdale, in particular, offers a compelling combination of luxury residential living, deep-water boating, private aviation connectivity and proximity to both Miami and Palm Beach.

For buyers seeking exceptional waterfront estates while expanding their search beyond Miami Beach or Palm Beach Island, Broward is becoming increasingly relevant.

Cash Continues to Define the Top of the Market

Another important characteristic of South Florida’s ultra-luxury market is its reduced sensitivity to traditional financing conditions.

A significant share of transactions at the $10 million-plus level are completed in cash, illustrating how differently this segment operates from the broader residential market.

For ultra-high-net-worth buyers, purchasing decisions are often driven less by mortgage rates and more by asset allocation, lifestyle, privacy, taxation, wealth preservation and access to a specific property.

This helps explain why the upper end of South Florida’s market can remain highly active even when other residential segments experience greater price sensitivity.

Record-breaking sales activity is encouraging, but it does not mean every luxury property will automatically command a premium.

Sophisticated buyers remain highly selective.

Properties offering exceptional waterfront, unobstructed views, privacy, modern construction, substantial land, turnkey interiors or a truly distinguished location are positioned very differently from homes that simply carry a luxury price tag.

For sellers, pricing strategy, presentation, global exposure and access to qualified buyers remain critical.

At the highest level of the market, relationships are equally important. Significant transactions are frequently initiated privately, and access to an established network of local, national and international advisors can create opportunities that may never reach the broader marketplace.

What This Means for Buyers

For buyers, record demand reinforces the importance of preparation.

The finest properties are inherently scarce, particularly along South Florida’s waterfront. When a residence combines the right location, views, privacy, architecture and lifestyle, an opportunity may be difficult to replicate once it is gone.

That does not mean buyers should abandon careful analysis. Quite the opposite.

Understanding recent comparable sales, neighborhood-specific inventory, future development, property condition and long-term positioning remains essential. In a market where individual properties can differ dramatically, informed representation becomes even more valuable.
