A recent Fortune report highlights a growing migration of billionaires and business leaders from states including California and Washington to Florida, driven by a combination of tax considerations, business opportunities, lifestyle and access to some of the country’s most exclusive real estate.

A Major Shift in Wealth Toward Florida

Some of the most recognizable names in technology, finance and business have established a presence in Florida in recent years.

According to Fortune, Google cofounders Larry Page and Sergey Brin have acquired significant properties in South Florida. Meta CEO Mark Zuckerberg has reportedly purchased a waterfront estate on Indian Creek Island, joining Amazon founder Jeff Bezos, who has assembled a substantial real estate portfolio on the exclusive island.

They join other prominent figures with major Florida ties, including Citadel founder Ken Griffin, Oracle cofounder Larry Ellison, entrepreneur Peter Thiel and former Starbucks CEO Howard Schultz.

This migration represents more than a change of address. It reflects a broader reallocation of wealth, businesses and investment toward Florida.

Taxes Are Part of the Equation

Florida’s tax environment remains one of its most significant advantages for high-net-worth residents. The state does not impose an individual state income tax, making residency particularly attractive to entrepreneurs, investors and executives with significant income and investment portfolios.

At the same time, proposed and newly enacted tax measures in parts of the West Coast have intensified conversations surrounding residency.

Fortune reports that California’s proposed billionaire tax could impose a one-time tax equal to 5% of the wealth of affected billionaires. The publication estimates that departures by several major technology entrepreneurs could potentially represent approximately $29 billion in revenue that California might otherwise have collected under the proposal.

While taxation is only one factor behind relocation decisions, the contrast has helped reinforce Florida’s reputation as a business- and wealth-friendly destination.

Miami Is Becoming a Global Wealth Capital

For South Florida real estate, the implications are substantial.

Miami is no longer simply competing with other warm-weather destinations. It is increasingly competing with New York, Los Angeles, San Francisco and other global cities for entrepreneurs, corporate headquarters, family offices and ultra-high-net-worth residents.

That evolution can already be seen across the region.

From Indian Creek and Miami Beach to Bal Harbour, Surfside, Coconut Grove and Palm Beach, extraordinary waterfront properties continue to attract buyers seeking privacy, security, sophisticated amenities and a lifestyle that can be difficult to replicate elsewhere.

Fortune notes that Miami recorded 361 residential sales of $10 million or more in 2025, highlighting the extraordinary depth of demand at the highest end of the market. The report also points to the increasing frequency of transactions above $50 million—a price category that was virtually nonexistent in Miami only several years ago.

Ultra-Luxury Real Estate Is Becoming Part of a Bigger Economic Story

The movement of wealth to South Florida goes beyond individual home purchases.

Ken Griffin’s Citadel, for example, relocated its headquarters from Chicago to Miami in 2022 and is pursuing a major new headquarters project in the city. Meanwhile, billionaires including Larry Page, Jeff Bezos and others have invested hundreds of millions of dollars into South Florida residential real estate.

This influx creates a powerful ecosystem.

More wealth attracts more investment. More investment attracts businesses, luxury hospitality, restaurants, private clubs, cultural institutions and world-class residential development. Those improvements, in turn, make South Florida increasingly attractive to the next generation of global buyers.

What This Means for Miami Real Estate

For property owners and buyers, the larger trend is important.

Demand at the ultra-luxury level can influence much more than record-setting waterfront estates. As new residents establish themselves in South Florida, demand extends into luxury condominiums, new developments, family residences and highly desirable neighborhoods throughout Miami-Dade and Palm Beach County.

Limited waterfront inventory and the continued arrival of affluent buyers may further reinforce the premium attached to exceptional locations, views, privacy, architecture and service.

South Florida has spent decades establishing itself as an international lifestyle destination. Today, it is evolving into something even larger: a global center for wealth, business and luxury real estate.

And as more influential entrepreneurs and investors choose Florida as their primary residence, Miami’s position on the global luxury map continues to strengthen.
