Plans for a new landmark tower in Sunny Isles Beach are moving ahead as Related Group, Dezer Development, and BH Group advance their vision for a 62-story oceanfront condominium along Collins Avenue. The project follows the developers’ $131.8 million acquisition of the former Miami Beach Club site, marking a major step in the area’s continued transformation.
The partnership previously purchased the 108-unit complex at 19051 Collins Avenue, a two-storey property dating back to 1951 and situated on a prized two-acre stretch of oceanfront land. The location is especially notable for its immediate proximity to Residences by Armani/Casa, another high-profile project co-developed by Related and Dezer, reinforcing the corridor’s reputation for ultra-luxury living.
Momentum increased in May when the development team submitted filings to the Federal Aviation Administration, outlining a structure that could rise approximately 828 feet above sea level, or 820 feet above ground. If realised, the tower would rank among the tallest ever proposed in Sunny Isles Beach, further reshaping the city’s skyline.
The proposed tower will comprise 145 condominium residences across 62 floors. Through zoning incentives and transferred development rights, the project achieves a density of roughly 73 units per acre. Architectural design is led by Cohen Freedman Encinosa & Associates, while renowned landscape architect Enzo Enea oversees the outdoor environments.
Construction costs are estimated at approximately $294 million. The developers are targeting a December 2031 completion, having requested up to five years to secure all necessary approvals, followed by an additional five years for construction.
Amenities are planned across both the east and west sides of the property. The west side will feature a padel court, resort-style pool deck, water elements, and a curated sculpture garden. On the oceanfront, residents can expect a lap pool, outdoor spa, private cabanas, and seamless direct access to the beach.
