Allen Morris Company, a top real estate firm in the Southeast U.S., has announced the launch of sales at Ziggurat, a mixed-use project set to transform the heart of Coconut Grove while honoring the area’s rich history and character.
Planned for a 1.7-acre site at 3101 Grand Avenue, where Grand Avenue meets Matilda Street and Florida Avenue, Ziggurat will feature a mix of office, residential, and retail spaces designed to reflect Coconut Grove’s distinctive charm.
The project includes a five-story office building with 100,000 square feet of premium office space, a three-story condo building with 19 ultra-luxury residences, and roughly 40,000 square feet of ground-floor retail across both buildings. A highlight of the development will be a rooftop restaurant with sweeping views of Biscayne Bay. Miami-based Collarte Interiors, known for its high-end residential design, is handling the interiors for this exclusive project.
Ziggurat will also feature pedestrian-friendly paseos leading to a central courtyard filled with lush greenery, creating a relaxing atmosphere for residents, workers, and visitors. The ground-floor retail spaces will open into this courtyard, offering a curated mix of shops, restaurants, and wellness-focused businesses.
The residential component, represented exclusively by ONE Sotheby’s International Realty, will include units ranging from 1,254 to over 5,000 square feet, with prices starting at $2.3 million.
The Espinosa family, a well-respected presence in Coconut Grove since 1961, will partner with The Allen Morris Company on the project. The family, which has operated Grove Laundry & Cleaners on the site for decades, plans to open a new location in Coconut Grove and establish a new Coconut Grove Laundry & Cleaners outlet within the redeveloped property.
