Five New Developments Entering Miami’s Hot Condo Market This Spring

The Residences at Mandarin Oriental, Miami on Brickell Key

Set on a 3.5-acre waterfront site at the southernmost point of Miami’s 44-acre Brickell Key island, the development will offer two towers with condos and hotel rooms in a new Mandarin Oriental hotel. The 66-story South Tower will have 228 private condos and the 32-story North Tower will have 94 condos and 121 hotel rooms or suites. An amenity podium will connect the two towers. Both will have nearly panoramic views, with Interior designs by Tristan Auer and Laura Gonzalez. Reservations will launch in March with sales launching later this spring. Delivery is expected in 2029.

Home Sizes: The two- to four-bedroom residences will feature floor plans up to 4,700 square feet, and the two duplex penthouses will span over 6,000 square feet each.

Amenities: The 80,000-plus square feet of amenities will include a collection of multi-tiered, landscaped infinity swimming pools, private cabanas, executive work lounges, private dining rooms with chef kitchens, restaurants, a spa, and health and wellness facilities.

 

 

The Raleigh, 1775 Collins Ave., Miami Beach

 

Encompassing 215 linear feet of oceanfront in the heart of South Beach and just 100 feet from the sand, the 3-acre Raleigh estate will feature three distinct components designed by the architect Peter Marino: a 60-suite hotel managed by Rosewood Hotels & Resorts; the Raleigh, Rosewood Residences Miami Beach, a new 17-story oceanfront tower that features 40 residences with 10- to 14-foot ceilings and panoramic views of the Atlantic Ocean and Miami Beach; and a private Beach Club for residents and guests—to be operated by Italian hospitality firm Langosteria as its first U.S. outpost—offering beachfront dining and leisure. The original and iconic Raleigh Hotel will be modernized and fully restored to its 1940s style, including its iconic Martini Bar and Tiger Room restaurant. Sales launched in December, timed to coincide with Art Basel Miami, and construction work on the foundation is underway. Delivery is expected in the fourth quarter of 2026.

Amenities: Four swimming pools (including the historic Raleigh Hotel pool), beachside cabana service and in-residence dining, a double-height fitness center, a reimagined Martini Bar, two residential lobbies with artwork and curated furnishings by Marino, a private porte-cochere entrance. Residents will also have access to the hotel’s amenities, including 24-hour concierge support, a children’s playroom and a 4,000-square-foot spa.

 

 

Via Veneto, 915 Palermo Ave., Coral Gables

This collection of 10 luxury townhomes is located in the heart of Coral Gables, at the crossroads of Sevilla and Palermo avenues. The homes are within walking distance of many of Coral Gables’s landmarks, including the Biltmore Hotel, the Venetian Pool, Desoto Plaza and Miracle Mile, which has many restaurants, boutiques, art galleries and performance venues. The townhomes will feature modern Mediterranean architecture, interiors by Sensi Casa, double-height ceilings, primary bedroom suites with dual walk-in closets and bathrooms, gourmet kitchens and butler pantries by Mia Cucina with European appliances, open-air terraces and covered terraces with summer kitchens. The ground floors will have a flex space for a gym or studio. Sales are launching in April, and groundbreaking is anticipated for the fourth quarter of this year with a 16-month construction timeline.

Price Range: All units from the mid- to high $5 millions,

Home Sizes: The three-story residences span more than 5,500 square feet, with four bedrooms, four full bathrooms and one partial bathroom.

Amenities: There are no common amenities.

 

Pagani Residences, 7940 West Drive, North Bay Village, Miami

This 28-story condo tower with sweeping views is the first residential development from the Italian carmaker. It will feature 70 all-corner fully furnished apartments with 11-foot ceilings, private terraces, walk-in laundry rooms and Italian-designed kitchens with 10-foot-long islands. The primary bedroom suites will have double walk-in closets. The two-story penthouses will have 13-foot ceilings, terraces with private pools, spas and outdoor kitchens. Sales launched earlier this month, and the project has an expected completion date in 2027.

Price Range: Starting at $2.4 million 

Developer/Architect: Riviera Horizons/Revuelta Architect International 

Home Sizes: Two- to four-bedroom units ranging from 1,997 to 3,302 square feet, with outdoor terrace space ranging from 816 to 1,040 square feet; penthouses range from over 4,840 to 5,670 square feet, with up to 4,400 square feet of outdoor space.

Amenities: A porte-cochere with valet parking; 24/7 concierge and waterfront lobby with a package room; a pet spa; a private marina with a 240-foot boardwalk on Biscayne Bay; private garage; storage for bicycles, paddle boards and kayaks; a private residents’ lounge; a co-working space; a children’s playroom; a media room; a fitness centers; a spa; a rooftop pool; and a summer kitchen.

 

 

 

Ora by Casa Tua, 1210 Brickell Ave., Miami

In the heart of Miami’s burgeoning financial district, this 77-story luxury condo tower in the Brickell neighborhood will offer 533 fully furnished residences. Interior designs are by m2atelier. Nearby attractions include lots of new dining options and Brickell City Centre, a mixed-used indoor-outdoor development with four-levels of entertainment, retail and restaurants and bars. Sales are slated to launch in April, with an estimated completion expected at the end of 2027.

Number of Units: 533

Price Range: $875,000 to $4.25 million

Developer/Architect: Fortune International Group/Arquitectonica

Home Sizes: The units range from 500-square-foot studios to 2,400-square-foot apartments with four bedrooms; there will also be sky suites and penthouses.

Amenities: A rooftop pool for residents and a second pool on the ninth floor with a shallow area—or sun shelf—loungers, cabanas and a spa; a members-only on the 77th floor; a two-floor fitness and wellness center with a hammam and couples treatment rooms; an entertainment lounge; workspace amenities such as private office spaces and conference and content creation rooms; a four-story open sky garden; and four restaurants that will be open to the public.
